1. General Provisions
These Terms & Conditions govern every reservation and stay at Once Upon a Home (hereinafter referred to as the “Property”). Confirmation of a reservation constitutes full and unconditional acceptance of these Terms.
The Property is lawfully registered with the Greek Short-Term Rental Registry of the Independent Authority for Public Revenue (A.A.D.E.) under Registry Number 00002600092, and operates in compliance with applicable Greek legislation governing short-term rentals.
2. Reservation, Pricing Policy & Cancellations
- A reservation is confirmed upon receipt of the agreed payment (deposit or full amount), as specified at the time of booking through the official website.
- The remaining balance must be settled no later than the day of arrival, unless otherwise agreed in writing between the Booking Holder and the Owner/Property Manager.
Failure to fulfil financial obligations may result in cancellation of the reservation without refund.
Pricing Policy
All rates are quoted in Euro (€) and include applicable taxes and statutory charges unless otherwise stated.
Prices may vary depending on:
- Seasonality
- Length of stay
- Special offers or promotional periods
The Owner reserves the right to modify pricing at any time prior to booking confirmation. Once a reservation is confirmed, the agreed rate is binding and will not be altered.
Cancellation Policy
The applicable cancellation terms are those expressly stated at the time of booking and may vary depending on the selected rate (flexible, moderate, non-refundable, etc.)
In the event of cancellation, refunds (if any) shall be processed according to the agreed cancellation terms.
No refund shall be granted in cases of:
- Early departure
- Voluntary non-use of the Property
- Violation of the present Terms & Conditions
3. Check-in & Check-out
Check-in: from 15:00 (3:00 PM)
Check-out: by 11:00 AM
Early check-in or late check-out may be arranged only upon prior agreement and subject to availability. An additional fee may apply and, depending on the circumstances, may amount up to the equivalent of one full night’s stay.
4. Occupancy & Use of the Property
The Property accommodates up to 6 guests plus 1 infant, with appropriate infant equipment (crib/high chair) as listed in the amenities.
In the event that the number of guests exceeds the declared occupancy, the Owner reserves the right to terminate the stay immediately without refund.
The following are strictly prohibited on the premises:
- Smoking indoors
- Parties or events
- Pets
- Subletting or commercial use without prior written consent
These rules are implemented to ensure safety, preservation of the Property, and respect for neighboring residents.
5. Swimming Pool & Outdoor Areas – Safety & Use
The swimming pool, with a depth exceeding 1.5 meters (approximately 5 feet), may present inherent risks.
Guests acknowledge and agree that:
- Use of the pool is entirely at their own risk.
- No lifeguard or supervision is provided.
- Children must be supervised at all times by a responsible adult.
- Diving is not permitted.
- Glass objects are strictly prohibited in the pool area and surrounding areas.
- The pool must not be used under the influence of alcohol or substances impairing judgment.
- Throwing objects or hazardous materials into the pool is strictly forbidden.
- Running in the pool area or outdoor spaces is prohibited.
For hygiene and water quality reasons, regular maintenance is conducted and may occasionally affect temporary use.
The Property is a traditional stone-built residence featuring natural stone flooring, and authentic materials with texture variations.
Guests acknowledge the natural character, texture and structural particularities of the exterior areas and agree to use all indoor and outdoor areas responsibly and at their own risk.
The Owner shall not be held liable for accidents resulting from careless use or failure to observe basic safety precautions.
6. Equipment & Safety
The Property is equipped with:
- A safety deposit box
- Fire extinguishers and fire detection systems
- Clearly displayed emergency instructions
The Property does not provide EV charging facilities. Charging electric vehicles via standard household outlets is strictly prohibited. Any damage resulting from unauthorized charging will be the sole responsibility of the Guest.
Guests are required to use all equipment responsibly and in accordance with provided instructions.
The Owner shall not be held liable for loss of personal belongings or injuries unless resulting from proven negligence.
7. Security Cameras
There is one security camera installed exclusively at the exterior entrance of the Property for safety purposes.
There are no cameras inside the Property or in private living areas.
The operation of the surveillance system complies with applicable Greek data protection and privacy legislation.
8. WiFi Services
Complimentary WiFi is provided as an additional amenity.
The Owner shall not be liable for interruptions, reduced speed, technical malfunctions, or service disruptions beyond reasonable control. No compensation shall be granted for loss of connectivity.
9. Natural Events & Force Majeure
Due to its geographical location, the area may occasionally experience natural phenomena (e.g., strong winds, storms, seismic activity).
In cases of force majeure or events beyond the Owner’s control, the Owner shall not be liable for compensation beyond reasonable assistance or alternative arrangements where feasible.
10. Photography & Promotional Use
Guests may take and use photographs of the Property strictly for private, non-commercial purposes.
Professional photography, commercial filming, advertising, influencer collaborations, or third-party media production are permitted only with prior written approval from the Owner.
11. Respect for the Neighborhood & Quiet Enjoyment
The Property is located in a residential area.
Guests must comply with Greek quiet hours regulations:
Summer Period (April 1 – September 30):
15:00 – 17:30 and 23:00 – 07:00
Winter Period (October 1 – March 31):
15:30 – 17:30 and 22:00 – 07:30
The Property is intended for private, peaceful residential use and not for social gatherings, parties, or activities that may disturb the neighborhood.
12. Jacuzzi Use
The jacuzzi is a wellness amenity provided for relaxation and is used entirely at the Guests’ own risk.
Its use:
- Is not recommended for individuals who may be adversely affected by high temperatures or hydrotherapy.
- Is strictly prohibited under the influence of alcohol or substances impairing judgment or coordination.
- Should be limited to approximately 15–20 minutes per session.
- Requires a shower prior to use for hygiene reasons.
- Prohibits the presence of glass objects in the surrounding area.
The Owner shall not be liable for any physical discomfort, health incident, or adverse reaction related to jacuzzi use.
Improper use may result in suspension of access to this amenity.
13. Liability Waiver
Guests acknowledge and accept that:
- They stay at the Property at their own risk.
- No claim for compensation shall arise for accidental damages, injuries, or losses unless directly attributable to proven negligence on the part of the Owner.
Guests are strongly advised to obtain comprehensive travel insurance covering personal injury, medical issues, travel disruption, cancellations, loss of belongings, force majeure events, and third-party liability.
14. Governing Law & Jurisdiction
These Terms & Conditions are governed exclusively by the laws of Greece.
Any dispute arising in connection with the stay shall fall under the exclusive jurisdiction of the competent courts of Chania, Crete.
PRIVACY POLICY
The protection of Guests’ personal data is a priority.
Personal data collected is processed solely for the purpose of managing reservations, ensuring compliance with Greek Short-Term Rental Registry obligations, and providing guest services, in accordance with the General Data Protection Regulation (GDPR).
Guests retain the right to access, rectify, or request deletion of their personal data, as well as the right to restrict or object to processing where legally applicable.
Personal data is not transferred to third parties unless required by law or necessary for the proper management of the reservation.
